Tastefully furnished, stylishly equipped and elegantly decorated, the owners obvious eye for colour and flair for finishing touches combine to give this property a distinctly modern and luxurious feel. A combination of carefully tended lawned areas and flower borders add welcome splashes of colour to the pool area and property perimeter and the curved first floor balcony offers fabulous views of Famagusta.

The spacious L Shaped open plan living/dining/kitchen area is equipped with 42 inch plasma television with satellite TV (limited channels) and DVD player.  The kitchen is equipped with an electric oven and hob, American style fridge freezer, microwave and dishwasher. The washing machine is housed in the utility cupboard on the first floor.  In addition, the first floor landing area has a 32" LCD screen with Playstation 2.  The dining table seats 8 and a couple of bar stools are provided at the breakfast bar for less formal dining.  A seperate guest cloakroom is located on this level.  The first double bedroom with en suite shower room is located on the ground floor with two further double bedrooms (one with en-suite shower room), a twin room and full bathroom being located on the first floor.

The 9 metre x 4.5 metre swimming pool has both walk in steps and ladder access and sunbeds and umbrellas are provided on the surrounding terraced area.  The villa has a built-in BBQ and sink for summer dining al-fresco with a table and chairs under the shade of a wooden pergola. A combination of carefully tended lawned areas and flower borders add welcome splashes of colour to the pool area and property perimeter and the gated driveway leads to a shady parking place at the side of the villa.

The increasingly popular Kapparis area stretches from the neighbouring town of Paralimni down towards the coast. With a shoreline of brilliant blue sea, small sheltered sandy bays and rugged cliffs the best beach in the area is Firemans Bay, a golden sand cove so named because local firefighters can occasionally be seen training there in the early morning! The beach is a mere 200 metres from the villa and the centre of Kapparis village where you will find a well stocked supermarket and a selection of restaurants, cafes and bars offering a good variety of low key entertainment is within a few minutes walk. 5 kilometres along the coast is the busier resort of Protaras offering a wide range of friendly restaurants, cosy tavernas, bars and shopping opportunities to suit the whole family. The resort of Ayia Napa is approximately 15 minutes by car.
