A luxury 3 bedroom villa just 300 metres from the sea, in the peaceful village of Ayia Marina, near the quaint, traditional town of Polis.

The accommodation comprises of a large, open plan living area equipped with satellite TV (limited channels) and DVD player. The dining area seats 8, and the adjacent kitchen offers all modern conveniences including electric oven, ceramic hob, microwave, fridge freezer, plus a small utility room with dishwasher, washing machine & tumble dryer.  Downstairs cloakroom, and a granite tiled staircase leading to the three bedrooms.  Master bedroom with king size bed, small TV, en-suite shower room, and balcony overlooking the pool and the orange groves and green hills to the rear. One further double bedroom and one twin bedded room, both with windows offering sea views. Separate shower room.

The villa offers air-conditioning in all bedrooms and living areas (5 units in total, see below*).

Patio doors from the lounge and dining area lead out to a shaded veranda and the pool terrace, set with 6 sunbeds. Well-maintained kidney shaped swimming pool (approx 8m x 4m), and poolside shower. The purpose built barbeque area and table and chairs make this area perfect for outdoor dining, overlooking the small lawned garden bordered by orange groves.

The swimming pool can be heated (see below*), and the villa offers full central heating throughout, which is included in the price, so this property can be enjoyed to the full all year round.

The small village of Ayia Marina is set on the stretch of unspoilt coastline leading from the town of Polis to the small Port at Pomos. Polis Town offers a wide range of facilities, including restaurants, tavernas, cafes and shops, which can be reached within 10 minutes drive. Paphos Town Centre is approximately 45 minutes drive.
