This stunning 3 bedroom villa is located within a small development on the Protaras coastline. The location is perfect for family holidays; being within walking distance to all amenities and only a few metres from the beach.

Upon entering this villa you will find the large open plan living/dining and kitchen area. The beautiful modern kitchen features an island, fridge/freezer, 4 ring electric hob, oven, microwave and a dishwasher. Connected to the kitchen is the dining area with its dining table and 6 high back leather chairs. The living area features a 2 and 3 seater white leather settees and glass coffee table. For entertainment you will find a flat screen TV, satellite TV and a Playstation, which also plays DVDs. From the living area patio doors lead out to the patio area where you will also find the swimming pool.

Further on the ground floor you will find the villa's first bedroom. This bedroom is a twin bedroom with large patio doors leading out to the patio area and an en suite bathroom. .

The large open plan ground floor features the luxury of cream marbled floors throughout as well as the staircase leading to the lower ground floor and further to the first floor.

Moving down to the lower ground floor you will find a large area featuring the washing machine and a tumble dryer. Also on the lower ground floor is the shower room with Jacuzzi shower with adjacent sauna and a separate WC.

Moving up to the first floor you will find the villa's further 2 bedrooms. The master bedroom is a double bedroom featuring the luxury of an en suite bathroom. It also has access to a large balcony from which a winding stair case will lead you to the roof terrace of the villa, where you can enjoy the amazing sea views. The balcony is equipped with a small table and 2 chairs.

The remaining bedroom of the villa is a twin bedroom, which shares access to the large balcony where stunning sea views can be enjoyed. This bedroom also offers an en suite bathroom.

This villa is fully air conditioned throughout with air conditioning units in each bedroom and one unit in the living area. A baby cot and high chair is available on request at an extra charge. Available is also a safety deposit box, hairdryer, iron and ironing board.

This villa also features the luxury of a wireless internet connection.

There is gated off street parking for 2 cars.

From the living area the patio doors lead to the rear the villa where you will find a large patio area featuring plenty of sun beds and out door lounge furniture surrounding the large custom shaped swimming pool, measuring 5.1m x 11m at its widest points, making the ideal place to rest in the warm Cypriot sun.

In the evenings you can enjoy the outside dining taking advantage of the barbecue available at the villa and the garden table and chairs.

These villas situated right in the heart of Protaras are the envy of many enjoying such a prime central location. Perfect for beach lovers, the famous Fig Tree Bay with its clear turquoise sea and fine golden sand is understandably popular with both visitors and locals alike and only a stone's throw away. Situated between the Silver Sands Hotel and the Capo Bay Hotel, directly behind the waterfront taverna ‘Anemos', all the resorts amenities are practically on your doorstep, so you can watch the generally sleepy resort centre come alive as day blends into night and the strip wakes up. Protaras offers a wide range of friendly restaurants, cosy tavernas, bars and shopping opportunities to suit the whole family.

Moving away from the main resorts you will discover the delights of picturesque Konnos Bay, the rocky coastline of Cape Greco or quieter more remote swimming spots in the outlying suburbs of Sirena Bay, Ayia Triada and Kapparis.

Ayia Napa, approximately 8 kilometres away, was once a small fishing village that has been more recently promoted as a clubbers paradise with a varied and vibrant nightlife concentrated in the towns central square. Families are rediscovering the delights of the resort by steering away from the square and spending days on the beautiful blue flag beaches and mellow evenings strolling the pedestrianised harbour area and dining at one its selection of cafes and restaurants.

Take a break from the beaches and occupy your time by exploring the surrounding villages sprinkled with windmills and small churches. Dominating the Protaras area on a solitary rock outcrop is the chapel of the Prophet Elias. A climb of many steps is needed to reach the top of the hill, but worth it as you will be rewarded with an amazing view of the Protaras coastline. As the nearest town to the now deserted settlement of Famagusta, Deryneia is possibly best known for its view of the ghost town, which, once a major tourist resort, now lies empty.

Family activities in the area include the magic dancing water show with its spectacular 12 metre high fountains “dancing” to Mozart, Beethoven, Bach and Greek music and an Ocean Aquarium which boasts more than 400 different species with the main attraction being the penguin house. Ayia Napa boasts the biggest themed waterpark in Europe with exhilarating rides providing fun and entertainment for all age groups.

Outdoor activities in the area include mini golf, water-sports, go-karting, horse riding and hiking or cycling along the network of nature trails and specialist cycle paths through the Cape Greco National Park.
