This beautiful 3 bedroom villa is located in Protaras, in a lovely secluded area, just a few minutes drive to the resort centre. With modern decor and furnishings, this villa is the ideal option for those looking for a peaceful holiday.
As you enter the villa, you will find a spacious living room, dining area and separate kitchen with an extra dining area and patio doors leading out to the garden. The living room features a comfortable leather corner sofa, TV with full satellite, wireless internet access, fireplace and doors leading to the garden and swimming pool. The formal dining area seats 6 persons. The large kitchen is equipped with all the appliances that you need for your comfortable self catering stay and there is a breakfast table seating 6. You will also find a guest WC on this floor and a small utility room with washing machine.
The 3 bedrooms are located on the first floor; master bedroom with en-suite bathroom and access to the spacious furnished balcony. The further 2 bedrooms are a double bedroom and a twin bedroom both sharing the family bathroom. All bedrooms have access to the spacious balcony with views of the Mediterranean Sea. Baby cot and highchair are available upon request.
Air conditioning is available throughout the villa. The villa has the added luxury of central heating for the cooler months (see rental rates).
Outside, the large garden features a 9m x 4m private swimming pool, barbecue area, shaded outside dining area, seating area and sunbeds making it perfect for sunbathing, relaxation under the Cyprus sunshine and al-fresco dining.

The St. Elias area of Protaras is popular due to its quiet and elevated position overlooking the resort area. The Protaras centre where you will find amenities and the beaches is 2.7km from the villa.
The cosmopolitan resort of Protaras has quickly become one of the most popular tourist destinations in Cyprus in recent years. The resort has a lot to offer to visitors of all ages and is mainly geared towards families and those wanting to enjoy a sun-filled beach holiday. Along with a number of quality hotels, the resort boasts numerous luxury rental villas and apartments, which are located throughout the resort area within easy reach of all the resort has to offer.
A wide selection of friendly restaurants, local tavernas, bars and cafes are open throughout the summer months offering something to suit all tastes. Enjoy a cocktail and a candlelit dinner at one of the many seafront restaurants or party until the early hours on the resort’s main central strip.
A newly built seafront promenade connects Protaras to the neighbouring resort of Pernera and is an excellent way to view the rugged coastline and visit the numerous sandy beaches that both resorts offer.
A day at the famous Fig-Tree bay is definitely recommended whether you want to just laze in the sun or spend the day swimming in the clear waters of the Mediterranean.
The more lively resort of Ayia Napa with its famous nightlife Square is just a 10 minute drive away if you want to enjoy the many nightclubs it has to offer.

Notes to Rental Rates
Rates include: Electricity consumption per week up to 250 KWH units, weekly cleaning service (for stays exceeding 13 nights), welcome pack, bed linen, bathroom and pool towels, air conditioning and wireless internet access.
Rates do not include: Electricity consumption exceeding the 250 KWH allowance is charged at 0.30 Euro Cents per KWH, this charge will be deducted from the security deposit. With considerate usage, it is rare to exceed the electricity allowance, however the limitations are in place to ensure that guests are conscious of their usage and consider the environmental impact of excessive electricity consumption.
Prior to your arrival of the property a meter reading will be taken for the electricity and a reading upon your departure will be taken. Where applicable the extra charges will be deducted from the security deposit.
Central heating at a charge of GBP 35 per night. This must be requested and paid for in advance.

A refundable security deposit of GBP 250 is payable in advance with the balance payment to cover any damages or breakages at the property (some villas require higher amounts. If this applies to your villa you will be notified in advance).

The Villa was 1st class and had excellent facilities. It was very spacious and everything was clean and very tidy. We will certainly consider coming back and we particularly would look again at early October when the lovely resort of Protaris is busy but not too busy and the weather is perfect.

Beautiful, modern villa with lovely furniture and all amenities needed (well equipped kitchen, laundry, bathrooms etc). The living room and two dining areas are open and spacious. The outdoor area is excellent with the pool a real highlight of the property. Beds were relatively comfortable and most rooms had adequate air conditioning. This villa is ideal for a group or family as it is very private and away from the tourist strips, but everything is easily accessible via car. We thoroughly enjoyed our stay at this rental
